Can I Install a DStv Dish in a Complex, Estate or Rental?

By the Remtech Installers team · Updated October 2026 · 3 min read

The short answer

Usually only with written approval from the body corporate, estate or landlord. Some places supply a communal system instead of individual dishes. Ask before you book an installer, get the approval in writing, and agree who restores the wall or roof if you leave.

Who decides

Where you liveWho usually decidesWhat to check
Sectional-title complex or apartmentsThe body corporate or trustees, through the managing agentConduct rules on dishes, aerials and cabling
Estate with a homeowners’ associationThe HOADesign rules, even for a freestanding house
Rental homeYour landlord or agentThe lease and any written consent
Freestanding freehold homeYouAny municipal or heritage rules

What to ask and what to show them

  • The dish size and the exact position.
  • How the cable will run.
  • Who the installer is, and their accreditation.
  • That you will pay for the installation and any repairs.
  • That you will restore the area when you leave.

A message you can adapt

Copy this and fill in the gaps.

Good to know
“Hi [name], I would like to install a DStv satellite dish at [unit or address]. The installer is an accredited MultiChoice installer. The dish is about [size] and will be fixed at [position], with the cable routed [route]. I will cover the installation costs and repair any damage if I move out. Please confirm in writing whether this is permitted and under what conditions. Thank you.”

Not sure what your building allows?

Send us the complex or estate name. We will tell you what is realistic before you book anything.

Communal systems and their limits

Some buildings already have a communal distribution system. DStv’s Explora manual notes the Explora can connect to existing single-cable distribution systems, like those in some apartments and complexes, and your installer can confirm whether yours is compatible. DStv also says the Smart LNB isn’t suitable for multiple-unit dwellings. Our guide to Smart LNBs in complexes explains why.

If the answer is no

Ask what the building’s communal option is. If there isn’t one, streaming is the fallback for some rooms. See our Apple TV installations for a neat streaming setup.

Low-impact options

Some buildings allow a balcony or pole mount that avoids drilling into the wall or roof, but the dish still needs a clear view of the sky, and not every building allows it. Ask your installer what they can do with the least disruption, and put whatever is agreed in writing.

When you move out

Agree up front who restores the area. Have the holes sealed so the wall or roof doesn’t leak, and get the managing agent or landlord to sign off the condition. If you are moving, see our DStv relocation service and our guide to moving your DStv to a new address.

Frequently asked questions

It depends on your lease. Ask in writing and keep the reply.

Only with the landlord’s consent. Ask about alternatives, such as a pole mount.

If it breaks the conduct rules and was installed without approval, possibly. Check your rules and take advice.

Often yes, because of the estate’s design rules. Check with the HOA.

Agree this in writing before the work starts.
