Can I Install a DStv Smart LNB in a Complex or Apartment?

By the Remtech Installers team · Updated October 2026 · 4 min read

The short answer

Usually not. DStv designed the Smart LNB for single dwellings with their own dish, and its own FAQ says it isn’t suitable for multiple-unit dwellings such as complexes and apartments. If you live in one, your building may already have a communal system, and your options depend on your body corporate. Ask before you buy or book anything.

Single dwelling or multiple-unit dwelling: why it matters

DStv separates installations into two types. A single dwelling is a freestanding home with its own dish. A multiple-unit dwelling is a building where several homes share infrastructure, such as a sectional-title complex or an apartment block.

The difference decides which equipment is allowed, who controls the roof, and who you need permission from. Many people only learn this after they have already bought a decoder.

Why the Smart LNB doesn’t suit complexes

A Smart LNB combines the job of a multiswitch into one UniCable LNB on your own dish, so a small number of your decoders can share a single cable. DStv describes it as a solution for non-commercial installations where you use your own satellite dish.

A complex works differently. One shared system feeds many homes, so it needs equipment built for distribution rather than a household LNB. Putting a Smart LNB on a shared system is the wrong tool for the job.

What you can do in a complex

  • Ask whether your building already has a communal system. The managing agent or trustees will know.
  • Check whether your Explora can connect to it. DStv’s Explora manual notes that it can connect to existing single-cable distribution systems, like those in some apartments and complexes. Your installer can confirm this for your building.
  • Ask whether a private dish is allowed at all. Some schemes permit one in a specific spot, and some ban it.
  • Consider streaming for rooms the communal system doesn’t reach. See our Apple TV installations.
Good to know
Don’t buy a Smart LNB or Explora kit before you know what your building supports. It is the most common and expensive mistake we see people make in complexes.

Send us your complex name and what you want to install. We will tell you what is realistic before you spend anything.

How to get body-corporate approval, step by step

  1. Read your conduct rules. Look for anything on satellite dishes, aerials and cabling.
  2. Write to the trustees or managing agent. Say what you want to install and why.
  3. Include the details. Dish size, exact position, how the cable will run, and who will install it.
  4. Offer to restore the area if you move out, and state who pays for any damage.
  5. Get approval in writing, and keep a copy.
  6. Only then book the installer.

Questions to ask your installer

  • Have you worked in a complex like mine, and what did you find?
  • Can you check what the building already has before you quote?
  • Will you provide proof of accreditation and a written quote?
  • Who is responsible if the roof or wall is damaged?

Our guide to choosing an installer covers the checks in more detail.

Estates, rentals and freestanding homes in estates

A freestanding house inside an estate can still be bound by the estate’s design rules, such as the dish colour and where it may sit. Check with the homeowners’ association first.

If you rent, get your landlord’s written consent. Ask about removable mounts, and agree in writing who restores the wall or roof when you leave. If you are moving, see our DStv relocation service.

Frequently asked questions

It depends on the building’s distribution and on whether a private dish is allowed. We check what your building has before we quote. See our Extra View installations.

Not necessarily. Some buildings suit other decoders. Check what your building’s system supports first.

Only if your rules allow it and the dish has a clear view of the sky. Get approval in writing first.

Ask what the communal option is. If there isn’t one, streaming is the fallback.
